Website Terms & Service Policies

These terms apply to the use of the Island Irrigation & Drainage website and provide general information regarding our estimates, scheduling, irrigation, drainage, repair, installation, and maintenance services.

Project-specific estimates, proposals, contracts, or service agreements may contain additional terms. If a signed or accepted project agreement conflicts with these general website terms, the project-specific agreement will control to the extent of that conflict.

Estimates and Proposals

Estimates and proposals are based on the conditions and information reasonably available at the time they are prepared.

Additional work that becomes necessary because of concealed conditions, unknown system configurations, underground conditions, customer-requested changes, or conditions that could not reasonably be identified beforehand may require additional authorization and charges.

Unless otherwise stated, an estimate does not guarantee that additional defects or conditions will not be discovered once work begins.

Deposits and Scheduling

Certain projects may require a deposit before materials are purchased, permits are obtained, or work is scheduled.

Scheduling may depend on weather, material availability, permits, utility locating, site conditions, and other circumstances outside our reasonable control.

Estimated project dates are not guarantees unless specifically stated otherwise in writing.

Payment

Payment terms will be stated on the applicable estimate, invoice, proposal, or service agreement.

Customers are responsible for paying amounts due for authorized work performed, materials supplied, and approved changes or additional work.

Changes and Additional Work

Changes requested by the customer or additional work made necessary by conditions discovered during a project may result in additional charges.

Whenever reasonably practical, significant additional work will be discussed with the customer before proceeding.

Underground Utilities and MISS DIG

Underground excavation involves inherent risks.

Public utility locating requirements will be handled in accordance with applicable Michigan law and MISS DIG requirements when required.

Customers are responsible for informing Island Irrigation & Drainage of known private underground facilities and property features that may not be included in a public utility locate, including private electrical lines, landscape lighting, private drainage, irrigation components, invisible pet fencing, privately installed gas or utility lines, septic components, and similar underground improvements.

Nothing in these terms eliminates or transfers any responsibility that applicable law places on Island Irrigation & Drainage.

Existing Irrigation and Drainage Systems

Existing underground irrigation and drainage systems may contain defects, improper previous repairs, deteriorated components, undocumented modifications, abandoned piping, wiring problems, or other conditions that cannot be identified until the system is excavated, activated, tested, or repaired.

Island Irrigation & Drainage is responsible for the work it performs but cannot guarantee the condition or performance of pre-existing components that are outside the agreed scope of work.

Excavation and Property Disturbance

Irrigation and drainage work frequently requires trenching, digging, boring, excavation, equipment access, and disturbance of soil, turf, landscaping, mulch, or other surface materials.

Reasonable disturbance associated with performing the contracted work should be expected.

Unless specifically included in the written scope of work, restoration of landscaping, turf, seed, sod, hardscape, decorative materials, or other surfaces may not be included in the quoted price.

Customer Access and Responsibilities

The customer is responsible for providing reasonable access to areas necessary to perform the work and, when applicable, access to water and electrical service.

Customers should disclose known conditions that could affect the work, including underground improvements, restricted-access areas, pets, property boundaries, private utilities, and unusual site conditions.

Repairs and Troubleshooting

Irrigation troubleshooting may reveal multiple or sequential problems.

Repairing one component may allow the system to operate sufficiently to reveal another previously undetectable problem. The discovery of additional defects does not necessarily indicate that the original repair was unsuccessful.

Additional repairs outside the authorized scope may be quoted or charged separately.

Warranties

Any warranty applicable to a particular installation, repair, component, or material will be identified in the applicable estimate, proposal, invoice, or service agreement.

Manufacturer warranties are subject to the manufacturer's own terms and conditions.

Damage caused by freezing, improper winterization, misuse, third-party work, animals, landscaping, construction, utility work, accidents, acts of nature, or conditions outside the control of Island Irrigation & Drainage may not be covered.

Website Information

Information provided on this website is intended for general informational purposes.

Website descriptions, photographs, examples, pricing references, or other content do not constitute a binding estimate or contract unless specifically incorporated into a written agreement.

Photos and Project Documentation

Island Irrigation & Drainage may photograph work areas for legitimate business purposes such as documenting site conditions, project progress, completed work, warranty matters, or disputes.

Photographs containing identifying information about a customer or property will not be used for advertising or promotional purposes without appropriate permission when required.

Limitation of These Terms

Nothing contained in these website terms is intended to waive, eliminate, or limit rights or responsibilities that cannot legally be waived or limited under applicable law.

Updates

Island Irrigation & Drainage may revise these Website Terms & Service Policies periodically. The version posted on the website at the relevant time will contain the current effective date.
